UW Facilities manages the Universitys buildings, infrastructure and land, with more than 1,100 employees in a variety of fields. The Asset Management group includes Capital & Space Management, Real Estate, Sustainability and other teams responsible for planning and workload management. The Operations group includes Project Delivery, Maintenance & Construction, Campus Utilities & Operations, Building Services, Transportation Services and Safety. Supporting these groups, as well as the separate Emergency Management team, are the Business Intelligence & Information Technology group and the Finance & Administration group.

Maintenance & Construction (M&C) is responsible for general maintenance, repair, and renovations of all University of Washington (UW) main campus facilities including building interiors, exteriors, and grounds.

Facilities Construction, within Maintenance & Construction (M&C), is the University of Washingtons in-house provider for construction and remodeling projects that, by statute, must not exceed $90K. The Senior Project Manager for Construction is responsible for Managing Projects, Overseeing the Construction Minor Works program, and acting in a lead role for the project management team, supporting the AD of Construction who is the supervisor over the team.

We have an outstanding opportunity for a Senior Construction Project Manager.

Primary Duties and Responsibilities

Project Management: 50%


        Support Specialized, designated Clients as their Project management representative and single point of contact.
        Project Manage Minor works projects and shop direct work as the responsible party
        Ensure Billable time for position is within budgeted goals set for Construction.
        Manage project Finances to ensure projects are delivered within acceptable budget ranges.
        Perform and manage Planning, Development and Design of projects scope of work.
        Set Schedules, tasking for shops, and plan resources to execute on projects.
        Manage project closeout and turnover with construction group expectations.
        Partner with Shops to foster a sense of teamwork and collaboration

Management of Construction group Minor Works Program: 30%

        Assist AD of Construction in Managing long range planning, budgeting, and creation of Minor Works Projects for Construction.
        Represent Construction as primary contact for Construction owned minor works, attend meetings, participate in biennium development of projects, and provide reports and metrics.
        Schedule and Plan execution of Minor Works Projects
        Support and direct Shop Direct Minor works projects and provide oversight on budget and WO creation. 
        Oversee and Lead Supporting staff involved in Minor works projects including other project managers and Superintendents.

Construction Project Management Team Lead role: 10%

        Control intake of work to PM group, distribute WOs and assign RP status to team members.
        Ensure schedulers are utilized by team members and performing roles according to approved processes.
        Lead role in overseeing PM team involvement in Minor works projects.
        Ensure staff receives the necessary mentoring and hands on training to do their jobs successfully.
        Support staff with challenging projects by assisting with research, setting up contracts and RFPs, and problem-solving
        Coordinate and improve scheduling meetings for upper and south campus
        Manage critical projects as needed to support group, act as a backup for team members when on vacation or out of office.

General Senior Project Manager Responsibilities: 10%

        Positively support all management directives and actively promote the purpose and foundational values of FMC.
        Ensure adherence to UW Facilities Maintenance & Construction (M&C) protocols and all University and UW Facilities policies and procedures including the UW Facilities Leadership Standards
        Participate in Design Review board meetings in relation to Construction.
        Assist with making the determination to send work to PDG for jobs that are not able to be done by construction.
        Develop and maintain a project Pipeline and long-range planning for the backlog.
        Work with Procurement to develop and maintain a list of contractors on retainer for critical services, work with UW procurement to develop contractor relationships.
        Participate in and follow through with FMC process improvement initiatives, and promoting employee engagement in continuous improvements and innovation.
        Promote excellent customer service through effective, courteous and professional interactions with clients, colleagues and the campus community.
        Represent Construction at meetings promoting the professionalism of the organization.
        Support Assistant Director by covering duties as necessary during absences and at times acting in the AD role if delegated to do so.

Requirements include:

        BA Degree In Architecture, Construction Management, Engineering
        Professional Certification or License in Project Management, Construction management
        Minimum of 7 years of project management experience and at least 1 year of managing in a senior or lead role.
        Related leadership training, construction trades understanding and training, ability to lead teams in the construction industry.
        Demonstrated proficiency with Microsoft Office Suite.
        Excellent problem-solving skills.
        Able to anticipate and recognize problems, and develop and implement creative, cost-effective solutions.
        Able to function within a complex regulatory environment.
        Demonstrated ability to effectively interpret and apply standards, regulations, policies, and procedures.
        Excellent organizational skills.
        Able to work independently and successfully prioritize and coordinate multiple programs and assigned tasks.
        Demonstrated flexibility to meet changing and unpredictable requirements.
        Must possess strong personal integrity, trustworthiness, and professional work ethic.
        Proven ability to lead by example in both performance and behavior.

        Possession of a valid Washington State drivers license.

Equivalent education/experience will substitute for all minimum qualifications except when there are legal requirements, such as a license/certification/registration.

Desired:

        Excellent, team based leadership background in a project management environment
        Demonstrated proficiency with a computerized maintenance management system.
        Demonstrated experience with, and knowledge of safety regulations, building codes, environmental agency requirements, and life safety standards.
        Experience in process improvement initiatives and in developing process and procedures.
        Wide range of experience in building envelope repair and construction
        Experience in evaluating building condition
        Experience in MEP codes, managing MEP projects
        Trades experience or understanding
