Overview

The Sales Counselor works to increase and maintain existing independent living occupancy. Works to implement sales strategies that will meet and exceed the communitys budgeted sales goals and financial objectives. This position works in all aspects of the sales process from preliminary qualification of potential residents through closing the sale. This role also works closely with the move-in coordinator to ensure a smooth transition into the community and supports other team members through cooperative action and communications.

Responsibilities

  • Actively manages assigned prospect base and prospect activity in order to meet established deposit and sales goals and maintain target census for independent living. Identifies qualified leads and demonstrates community benefits. Works to minimize lost revenue from empty units by actively moving prospects through the sales and closing processes.
  • Assists prospective residents, their family members and/or advisors in the decision-making process by understanding their needs and how we can meet and exceed their expectations.
  • Attends daily and weekly marketing meetings to discuss sales strategies, weekly activity, \u201chot leads\u201d, etc., and other meetings as directed by the Marketing Director.
  • Keeps marketing information system database current and accurate at all times including but not limited to documenting all activities with prospects and contacts, maintaining accurate records of changes in lead status and lost lead activity.
  • Keeps current and has thorough knowledge of the amenities and services for residents living in all levels of care.
  • Meets established activity goals as determined by the Marketing Director and Consultant. Activities may include but are not limited to telephone follow-up calls, tours, and presentations. Manages and prioritizes own work schedule to meet goals.
  • Participates in sales training and self-improvement activities as directed by the Marketing Director and Consultant.
  • Participates in in-house marketing events and open houses; assists with planning and implementation as needed. Effectively uses in-house marketing events, resident events, and open houses to further the sales process with prospective residents.
  • Proactively networks with other departments within the retirement community, building trust and maintaining positive communications. Maintains strong working relationships with clinical and administrative personnel.
  • Utilizes all resources and information available to communicate proactively and regularly with assigned prospects, including but not limited to:
  • Telephone follow-up
  • Personal written communications
  • On-site meetings, luncheons, presentations and tours In-home and off-site meetings and presentations
  • Works the entire sales, assessment and approval process to facilitate new resident move-in., including signing of the reservation agreement. Works closely with the Move-in Coordinator to ensure a smooth handoff and the timely completion of additional move-in paperwork.

Qualifications

Education:

Bachelor's Required

 

Work Experience:

Sales Experience Preferred

5 or more years of sales, marketing, customer service or related experience Independent Living experience a plus.

 

Required Knowledge and Skills:

Working knowledge of Microsoft Office. Excellent written and verbal communication skills both on the phone and in person are necessary.
