SUMMARY: Responsible for building systems maintenance and repair, communications, Life Safety, energy management and manpower development programs for the assigned properties within the guidelines of quality standards, operating objectives and established goals in a manner that protects and maximizes the property value. Supervise construction and renovation projects for physician office build\outs at all HM Medical Office Buildings properties including Scurlock Tower, Scurlock Tower Garage, Smith Tower, Smith Tower Garage, OPC Garage, TWU Garage, MGJ Garage, Sugar Land I, Sugar Land II, Sugar Land MOB III, Sugar Land Cancer Center, West Houston MOB I, II, Willowbrook MOB I, Hargrave, Centerfield, Baytown Plaza I, II, Alexander, Greenbriar, Holly Hall, Holly Hall Data Center, Sunset, and Knight Rd.

JOB RESPONSIBILITIES
PEOPLE
1. Hires and manages facility engineers, approves PTO, time cards and performance evaluations, and assures full compliance with all systems and departmental personnel policies and procedures.
2. Demonstrates high ethical standards in business practices and promotes same expectations from others.

FINANCE
1. Contract Services Administration Selects outside contractors through analysis of competitive bids based on cost and performance as directed by the Director. Administers contract services including elevators, fire alarm systems, energy management systems, chiller, water treatment, emergency generators and energy management systems. Facilities planning and evaluating effectiveness of contracted services and maintenance agreements applicable to the facilities.
2. Purchasing Approves purchases, within budget guidelines, for maintenance parts and supplies required to effectively maintain the operation of the property.
3. Budgeting and Financial Management Manage Operation and Capital project to insure they stay within budget. Participates in EPSI budgeting for Capital and Operation budget.

QUALITY/SAFETY
1. Ensure personnel follow established safety regulations at all times including the use of supplies and equipment.
2. Obtain and maintain material safety data sheets for chemicals used in the departments and assure all chemicals are properly labeled.
3. Make sure all universal precautions, policies and procedures are being followed.

SERVICE
1. Mechanical Systems Manage equipment operation and maintenance programs to assure maximum life and reliability of all mechanical, electrical, plumbing, HVAC and HVAC auxiliary systems within the properties. Performs energy savings assessment of all building systems, structures and interiors. Assures consistency of corrective and preventative maintenance programs. Administers a 5 year vulnerability assessment for all locations identifying quantifying and prioritizing the risks that could adversely affect the operation of the building for future Capital projects.
2. Construction/Renovations Review MEP drawings to assist the MOB Construction Manager in design and deliver potential cost savings for all HM Medical Office Buildings for the mutual benefit of tenants and landlord. Ensures that all work performed is in accordance with applicable codes, regulations and ordinances having jurisdiction.
3. HM PO Group/Primary Care Group Off\site Locations: Assess new facilities, confirm compliance for City or State items. Have a close working relationship with the Tenant and Landlord to promote positive and prompt responses to requests from tenants with maintenance issues to the mutual benefit of the tenant and landlord.
4. General Maintenance Manage general maintenance of the exterior and interior of all HM Medical Office Buildings including the garages.

EDUCATION REQUIREMENTS
High School Graduate

EXPERIENCE REQUIREMENTS
Ten years progressive maintenance plant operations management in high\rise Medical Office Buildings.

SPECIAL KNOWLEDGE, SKILLS AND ABILITIES REQUIRED
Knowledge of plant operations management in high\rise Medical Office Buildings, including the following areas:

Mechanical, electrical, and plumbing operations
Energy management systems
Life safety systems
Emergency power systems
Structural systems
Tenant relations
Personnel policies and procedures administration
Financial and budget administration
