General Purpose of the Position:


 



A Superintendent is the contractors representative at a construction site.  The superintendent directs and coordinates the activities of the various trade groups such as carpenters, equipment operators, ironworkers, etc. on site.  The Superintendent supervises all these activities by directing the foremen for the different trades or craft workers.  The items important to a successful project are: Safety, Quality, Schedule, Budget and Customer Satisfaction.


 


This job description establishes and defines the authority, accountability, reporting relationships, duties, responsibilities and performance standards to successfully fulfill the position of Superintendent at Blue Mountain Construction Services (BMCS).



 


Essential Duties and Responsibilities:



  • Provide excellent customer service throughout the job ensuring highest degree of quality in the most cost-efficient manner.

  • Check layout of all trades.

  • Preview and review project with Project Manager including a detailed analysis of Plans and Specifications.

  • Research field conditions and requirements and coordinate with subcontractors as needed.

  • Keep all involved parties informed as to the status of the project and of all problems and exceptions to the established work plan.  Maintain verbal contact with the Project Manager daily and notify the Project Manager immediately on any delay causing occurrences and over budget issues.

  • Coordinate and maintain all equipment and small tools required for the jobsite.

  • Call and maintain updates to USA (Underground Alert).

  • Supervise jobsite when work is being performed.

  • Make sure the jobsite is opened and locked up properly every workday.

  • Promote Blue Mountain image in the marketplace.

  • Follow and enforce Company procedures and policies (no drugs, alcohol, tardiness, etc.).  See Employee Manual for company code of conduct. 

  • Coordinate the jobsite setup of project:

    • Review estimate, scope and discuss project with Project Manager. 

    • Review Scope of Work and Schedule with subcontractors and vendors and confirm manpower needs.

    • Acquire information relevant for the completion of the job (i.e. local building codes, local building practices, Certificate of Occupancy).

    • Coordinate with all utility companies access to phone, cable, water, gas and electric

    • Set up trailer and office equipment as required

    • Install and remove BMCS jobsite signage; return to Office when job is complete/signage taken down.



  • Scheduling

    • Coordinate field engineering and survey as required.

    • Supervise and schedule all in-house manpower requirements with Project Manager

    •  Identify long-lead items and schedule to accommodate. Provide schedule updates to clients vendors and subcontractors.

    • Preparation and communication of the master project schedule and keep the project on schedule. 

    • Prepare and maintain 3 Week (short term) Look Ahead Schedule

    • Contact subcontractors and vendors daily to ensure compliance with schedule.

    • Ensure subcontractors provide adequate and competent manpower

    • Schedule and attend inspections and testing as required by the construction documents and local agencies: keep Project Manager informed.



  • Documentation

    • Generate, maintain, approve and file paperwork and reports.

    • Complete Daily Log showing date, weather, and others onsite, inspections, delays, visitors, incidents etc., --- fill out daily log form.

    • Approve subcontractor progress billings with subs PRIOR to billing due date

    • Cost coding and productivity reporting

    • Maintain purchase order log

    • Productivity reporting

    • Timecards

    • Generate and fax injury report to BME office/HR personnel immediately

    • Jobsite startup and shutdown procedures

    • Process field Purchase Orders and deliveries

    • Process RFIs. 



  • Monitor subcontractors to ensure quality:

    • Ensure work conforms to subcontracts, contract documents.

    • Determine percentage of work complete.

    • Ensure code compliance for all projects. 



  • Maintain jobsite safety program:

    • Walk jobsite for safety compliance monitoring equipment and safety procedures constantly

    • Conduct and record weekly safety meetings as required.  Ensure all employees in attendance signs attendance sheet. 

    • Ensure and maintain first aid kit, fire extinguishers, adequate temporary lighting and electricity are on premises.

    • Stay current on and comply with Company and OSHA requirements

    • Maintain a clean jobsite



  • Jobsite deliveries:

    • Check estimates to determine quantities prior to placing the order

    • Verify packing slips

    • Cost codes

    • Send paperwork to headquarters daily.

    • Secure received items during and after business hours. 



  •  Close out Project:

    • Maintain a record set of plans, as-builts and specifications to be handed over to the owner.

    • Attend jobsite walk with Client and Project Manager

    • Distribute punch list to subcontractors

    • Coordinate Punch List work in a timely fashion.

    • Ensure follow-up work is completed according to specs and plans.

    • Obtain final inspection and certification of Occupancy.



  • Attend meetings as required:

    • Superintendent Meeting (TBD)

    • Project Staff Meeting (weekly)

    • Safety Meetings (weekly)

    • Owners Meeting (weekly)

    • Subcontractor Coordination Meeting (weekly)





 


 


Skills and Abilities Required:



  • Minimum of twenty years experience

  • Computer skills and use of computer hardware/software:

  • MS Word, Excel, Outlook

  • Procore

  • OSHA 40

  • Bluebeam

  • MS Project Scheduling

  • Drivers license and vehicle

  • People skills and ability to work with client representatives, personnel, Project Managers, subcontractors, and vendors.

  • The right of the employee or the company to terminate the employment relationship at will is recognized and affirmed as a condition of employment.



 


Physical Requirements:



  • Must be able to operate a motor vehicle

  • Must be able to lift 75 pounds

  • Must be able to negotiate the typical conditions of a construction site under all weather conditions

  • Maintain a professional appearance.

  • Work Outside in all weather conditions.

  • Must Work evenings and/or weekends as needed.

  • Work near Hazardous chemicals, dust, dirt, and other particulates.

  • Required mobility to and from office and jobsite.

  • Required mobility around construction site.

  • Office and personal facilities provided at the job site that are usual and customary in the industry.
