**Role Value Proposition:**







This role will report directly to the Head of Community Relations and Real Estate and will be responsible for the real estate processes for the company. The role will interface with other divisions, external vendors including MetLife, Cushman & Wakefield, JLL, building owners and real estate professionals. The job includes day-to-day management of space, construction, financial analysis, planning, invoice and lease analysis and payments.







**Key Responsibilities:**







+ Oversee medium to large projects and/or phases of projects



+ Develop detailed work plans, schedules, project estimates, resource plans and status reports



+ Run project meetings and own project tracking and analysis



+ Implement and monitor progress of initiatives, milestones and budgets to ensure timeliness and deliverables are met



+ Update leadership regarding project status, implementation



+ Manage critical relationships with consultants and vendors, internal end users and business customers



+ Streamline property management tasks and effectively manage costs for entire property portfolio



+ Interface with security teams/processes in each of the locations and support strategic security solution for the company



+ Partner with business continuity/resiliency owners to ensure immediate and effective response to emergency situations



+ Assure compliance with appropriate safety practices and procedures with appli9cable federal, state and local codes, regulations and requirements



+ Manage all lease activity, becoming the subject matter expert on all contracts, terms, extensions, exclusions, opportunity for renegotiations. Monitor upcoming lease options, terminations and other real estate activity to leverage the best terms available for the company



+ Manage all payments on leases, contracts, work orders, purchase orders including analysis of monthly, quarterly and annual costs



+ Partner with finance and treasury teams on expense and insurance requirements and processes



+ Provide reports including budget, space analytics







**Essential Business Experience and Technical Skills:**







+ 5-6+ years of relevant work related experience



+ Undergraduate degree preferred



+ Highly organized and able to meet deadlines with shifting priorities, works with a sense of urgency



+ Ability to influence senior leadership to drive accountability across all functions, clients and key partners



+ Experience leading strategic change management initiatives and sound understanding of organization & industry dynamics



+ Experience negotiating with vendors, landlords and developers



+ Ability to build and maintain relationships across all levels of the company



+ Highly-effective analytical skills and ability to translate metrics, research, and trends into strategy



+ Good verbal and written communication skills, as well as strong executive presence and presentation skills
